Scottish Property Centre Shawlands reports booming Q3 sales figures

The third quarter of 2019 has been one of remarkable resilience for the southside property market with buyers and sellers opting to shun Brexit uncertainty that continues to affect sales outside of Scotland.

Scottish Property Centre Shawlands reports booming sales and rental listings, with buyers prepared to pay ever higher premiums to secure the best properties in the area.

Despite another looming Brexit deadline at the end of October, the estate agency saw a 54% rise in sales agreed between July 1 and the end of September, compared with the same quarter the previous year.

Sale listings rose by almost 16% while rental listings increased by two thirds over the same period.

Since the start of the year, the estate agency has seen total sale listings rise by 28%, compared with the same period in 2018, while new rental listings have risen by a massive 70%.

Craig Smith, Director of Scottish Property Centre Shawlands, says the statistics demonstrate the underlying strength of the southside property market.

“Other areas of the country, particularly in the south of England, have recorded negative fluctuations in the past year but in Glasgow we are on a path of continued growth,” he said.

“It’s not that people here aren’t concerned about Brexit but, three years on from the vote and with no clear resolution in sight, they are determined to get on with their lives.”

He added: “We operate in an area with a wealth of quality properties available for sale and rent and a ready supply of customers which is a perfect recipe for a healthy housing market.”

Total sales recorded by Scottish Property Centre Shawlands since the start of January are worth £12.9million, achieving some £654,000 over the combined Home Report values for their clients, according to the Kilmarnock Road-based estate agency.

Four in every five properties sold went for more than the Home Report value while the average selling time was 19 days, although many were sold much sooner, some within a few days.

Among the highlights during the third quarter of 2019 were:

  • A penthouse flat in Muirhouse Street, Strathbungo, which went on the market with a Home Report value of £180,000. After 40 viewings, it sold for £215,000.
  • A two-bedroom flat in Craigmillar Road, Battlefield with a Home Report Value of £190,000, which sold for £206,000.
  • A four-bedroom detached house in Sanquhar Road, Crookston which sold for £250,000, some £10,000 more than its Home Report value in just 9 days.
  • A two-bedroom flat in Tantallon Road, Shawlands, with a Home Report value of £80,000, which sold for £100,000 at a closing date after just 8 days.
  • A two-bedroom bungalow in Whittliemuir Avenue, Muirend, with a Home report value of £235,000 which sold for £246,246.
  • 4 sales of one-bedroom flats in Cartside Street, Langside during the quarter, bringing the total to 13 now sold in this street alone in 2019.
  • A three-bedroom flat in Glenspean Street, Newlands selling for £15,000 over the Home Report value in 12 days.
  • A one-bedroom flat in the Merchant City, Glasgow which was sold from our landlord and investor database in just 1 day.
  • Record number of new tenants moving into our managed properties, including three £1,000+ rentals:
    • Castlebank Place, Glasgow Harbour (two-bedroom apartment for £1,000pcm),
    • Graffham Avenue, Clarkston (three-bedroom semi-detached villa for £1,300pcm) and
    • Pilmuir Avenue, Muirend (five-bedroom bungalow for £1,500pcm).
