Post Brexit deadline bounce for Glasgow southside property market continues

The post-Brexit deadline bounce enjoyed by the property market has continued apace with Scottish Property Centre Shawlands enjoying its busiest month since September 2012.

Consumer confidence flooded back after Britain’s non-exit from the European Union on March 29 with buyers and sellers returning to the market in droves.

The consensus appears to be that people are getting on with their lives, irrespective of political developments and throughout the past month we saw most of our properties going to a closing date and selling for more than the Home Report valuation.

Among the highlights were:

  • Two tenement flats at 20 and 62 Cartside Street, Langside which both sold straight from our database in one day and three days, respectively.
  • A two-bedroom flat at 12 Windsor Court, Shawlands, which sold within five days for £11,000 over the Home Report valuation.
  • A three-bedroom, semi-detached house at 8 Carrick Drive, Rutherglen, which attracted 62 viewings and 14 offers before it was sold, just 12 days after being marketed, for 18% over its Home Report valuation.
  • A two-bedroom flat at 5 Cessnock Street, Cessnock which sold within 10 days for £7,000 over its Home Report value.
  • Two tenement flats at 26 and 15 Dundrennan Rd, Langside, which sold within 11 and five days respectively for combined £16,000 over their Home Report valuations.
  • A one-bedroom tenement flat at 99 Bowman St, Govanhill which sold after seven days for 30% over the Home Report value following 34 viewings and 10 offers.
  • A three-bedroom tenement flat at 66 Sinclair Drive, Langside which sold within 28 days for £30,000 over the Home Report value.

Our average time selling time since the start of the year is just 15.8 days. May saw 688 new applicants register with Scottish Property Centre Shawlands and we had a total of 583 viewings and 117 offers made.

June looks like it will continue to be just as busy with a range of new properties coming onto the market for sale. They include:

  • A two-bedroom bungalow in Whittliemuir Avenue, Muirend.
  • Two tenements in Govanhill - a two-bedroom flat in Westmoreland Street and one-bedroom flat in Calder Street
  • Three one-bedroom tenements in Cathcart - Rannoch Street, Old Castle Road and Newlands Road.
  • A one-bedroom flat in Cartside Street, Langside
  • A two-bedroom tenement in Duke Street, Dennistoun
  • Two-bedroom modern apartment in White Cart Court and a three-bedroom tenement in Norham Street, both in Shawlands.
  • A three-bedroom mid-terrace villa in Brownhill Road, Mansewood.
  • A two-bedroom modern apartment in Castlemilk Road, Kings Park.

The lettings side of our business has been equally busy, listing the most properties in a single month since March 2013.  We also have a range of new properties coming onto the market for rent in June. Those include:

A two-bedroom tenement in Inglefield Street, Govanhill for a monthly rent of £600.

A three-bedroom townhouse in Northwood Close, Pollokshaws for a monthly rent of £950.

Two one-bedroom flats in Torrisdale Street, Queens Park for a monthly rent of £500.

A two-bedroom bungalow in Paisley Road West, Cardonald for a monthly rent of £750.
