In June this year, the Shawlands branch listed 26 Cartside Quadrant in Battlefield – a fantastic 2 bed ex-council flat with the added benefit of a balcony looking out towards the River Cart. Here is a brief case study on how the sale went.
We first visited the property in February to carry out an initial market appraisal. At this point, the property was tenanted and, with the owners being based in England , they required some honest advice on the best way to proceed. In this case, we advised that selling with vacant possession would be more beneficial and once the tenants moved out a fresh lick of paint and a deep clean would make all the difference.
Timing was crucial for the owners as they did not want the property lying vacant for a lengthy period of time. We worked with them to arrange the home report and photographs as the paint was literally drying! The owners then returned to England and left us with a set of keys to ‘get on with it’.
The property valued at £110,000 and we advised an offers over figure of £99,000 to reach as large an audience as possible. We also had the external photographs ‘touched up’ for maximum impact (see below), something that is often overlooked by other agents. The results can have a major impact on your click through rate on our website and other portals we advertise on such as Rightmove, Zoopla, s1homes and On the Market.
12 days later, after 32 viewings and 7 offers at a closing date, we achieved a sale of £125,662, some £15,662 over the home report value and a record price for the development.
